This previously owned property is a 120-room limited-service hotel, inclusive of 42 suites, located in Fort Myers Beach, Florida. The hotel was built in 2001 and was previously renovated in 2007. It is situated on a four-acre site, 2.5 miles from both Fort Myers Beach and Sanibel/Captiva Beaches. Amenities include two board rooms with 800 square feet of meeting space, a business center, outdoor pool and courtyard, fitness center, 14-table (62-seat) complimentary breakfast area, complimentary area shuttle, guest laundry facilities, high-speed internet access in all guestrooms, as well as microwaves, dishwashers, and full sized refrigerators in all suites. TerraCap has completed property improvements in excess of Hilton’s required minimum to allow the hotel to justify increased room rates. From January through the end of June, the property was 85% occupied with an average daily rate of $125.26; revenue per available room stood at $106.48 for the same period. The most recent Quality Assurance inspection from Hilton resulted in a final score of 93.57, the first time the property was given an “Outstanding” since October 2002. Prior to TerraCap’s ownership, the property’s score in 2011 was 46.70. As of the end of June 2014, the property ranked 80 out of 692 franchised properties in Service Scores, 60 out of 692 in Overall Room Cleanliness, and 25 out of 692 in Property Loyalty. We successfully closed on the sale of the Hampton Inn & Suites at Fort Myers Beach in October of 2014.
