Kimberly Orlin
Kimberly Orlin is a Senior Analyst on TerraCap’s acquisitions team, and she supports the sourcing, evaluation, and execution of investment opportunities across the United States. Kimberly works closely with the firm’s investment team to support acquisition and disposition activities, develop and monitor business plans for assets under management, evaluate financing options, and analyze and present portfolio analytics to assist portfolio management. She also collaborates with senior management, finance, accounting, and asset management teams on portfolio forecasting, strategic planning, and asset performance analysis.
Prior to joining TerraCap, Kimberly spent three years at Rialto Capital, where she completed the firm’s Rotational Analyst Program before serving as a Senior Analyst on the Surveillance team. In that role, she supported the underwriting, credit analysis, and due diligence of new-issue CMBS B-Piece acquisitions and secondary market transactions across all major property types. She underwrote CMBS debt investments, evaluated portfolio credit risk, prepared investment committee materials, and analyzed macroeconomic credit events across Rialto’s $110+ billion CMBS portfolio.
As part of Rialto’s Rotational Analyst Program, Kimberly gained experience across asset management functions, conducting hold-versus-sell analyses, evaluating distressed real estate investments, developing loan workout strategies, and managing borrower negotiations. Prior to Rialto, she served as a Development Intern with Waypoint Residential, where she underwrote multifamily development opportunities throughout the Sun Belt region, and as a Tenant Representation Intern with SRS Real Estate Partners, supporting site selection, market analysis, and lease transaction activities for retail clients.
Kimberly earned a Master of Science in Real Estate from the University of Florida’s Hough Graduate School of Business and a Bachelor of Science in Business Administration in Finance from the University of Florida’s Warrington College of Business. While at the University of Florida, she served as President, Treasurer, and Secretary of the Real Estate Society and was a founding member and Vice President of the Women’s Real Estate Society. Kimberly is an active member of the Commercial Real Estate Finance Council (CREFC) and has held memberships with the Urban Land Institute (ULI) and the International Council of Shopping Centers (ICSC).
